Is it the right time for investing in property?

I had been searching for condominuim lately and finally got one for myself.

Actually It is not for investing perse becasue I will live here and perhap if

the price comes up for the next 5 years then I will trade and make a profit.

Here is infomation for anyone who are interested in buying condo.

Aspace condo (Areeya property) in every areas mostly located near MRT

will be offerred at the reasonable prices because of competitive condo

curcumstance on A space day 12 -14 June. You can go to theire website

upson your interest.

PS I visited A space condo in MRT param 9 and sukhumvit 77 awhile ago

and I don't like it ,evern if they are comparatively cheaper with ok atmospher

but it is kinda far from the main street .If you want to buy them as an asset ,

please go to check the price.

So where did you buy?

Hard to say when the right time to invest is but I haven't seen much reduction in condo prices so far, despite the huge oversupply and reduction in foreign investment etc. Private sellers seem to be holding there prices and 'new build' or 'off plan' are offering only small discounts off what is over priced to start with!

I have personal experience of the USA market collapse where prices are down over 40% in areas. In the UK prices are back to where they were in 2004 in my home town and there is no surplus or over supply there!

I cant help feel the hit is yet to come and its a delayed reaction following the world markets. The next 12 months will be interesting.........

If you want to buy condo from listed company in Stock market , then you wouldn't see the lower price much

since they have strong selling policy and/or stock market regulation so my choice would go to the sellers who

are not listed and focuse only on the finished construction. For ex, I got under price around 20000 bath per mm

and fully furnished then I am very happy.From what ukjamie said, if the price really goes that down ,assuming 50% discount in the next 12 months so I agree that it is an opportunity to buy and aslso it is a disaster too.

My points is that yes, there is lots of suppy and if you have your eyes wide openness and only foresee the future which area will be a potential one then investment occurrence which I encurage it not for speculation itselfe becaue it only wosen the economy.

Jason--- you can see that side..Look at the supply I can't disagree with because that what my former point too.

So let 's take this side, asking from my friend who is fund manager in managing equity portforlio, she said that

we also have a strong demand in buying condo as well since our urban lifestyle of living change,therefore,the young labours tends to live seperately from their family dueto the convienieve and pretty lower cost of condo now ;1.MB located not very far from MRT or BTS.I am really surprised from what I heard , but I am influenced by her though.Also I asked another fund maager, he said the same.That why it is pretty challenging

for this circumstance.

Given the current oversupply condition, there will be furthur slash in prices to boost up sales. Many developers still have existing projects in their inventory and many still waiting in the pipeline. High-end projects will be affected the most because it's highly dependent on foreign buyers. From what I read, the drop in BKK market will not be as bad because most projects are not high-end and there are no distress sellings. It's just that current economic condition is suppressing the prices.

There is definitely some room for prices to fall. But if you bought a quality project, I don't think you have to worry too much about price crash.. because that's what buyers are looking for in this market condition.
