I was wondering if purchasing a house in Hua Hin would be a good investment? I have a house in Khon Kaen but I would like to move further South. My wife, who is Thai says that Hua Hin gets flooded. Bob

Property consultancy Knight Frank released its overview of the Bangkok condominium market yesterday and the results bode well for property owners and investors in the capital. According to Knight Frank, the total accumulated supply of Bangkok condominiums for Q1 2013 stands at 254,638 units, a 7.5% increase from the end of last year. The average selling price of condominiums in the Bangkok area is also up 7.1% in Q1. Growth in the Bangkok peripheral area was particularly strong, with selling prices up by 11.8%. Of the total 17,869 newly launched units in the Bangkok area in Q1, 13,131 (73% of the total) were located in the periphery of the city. Knight Frank attributed the strong growth in the peripheral market to a rush by property developers to tap into rising demand from lower income earners. Two of the most prominent new developments in the Bangkok area are the Fuse Chan – Sathorn with 1,225 units and the fringe area Noble Revolve Ratchada with 802 units. Planned expansions of Bangkok’s public transportation infrastructure, particularly the MRT Purple line and Pink line, are viewed as another key factor in driving developers to push further into the city suburbs. It should be noted that rising land and construction costs in the city center remain a serious barrier to entry for small-scale property developers according to Knight Frank. Sadly I'll be moving out of my fresh new castle, to somewhere a little older, so I'll be looking to rent it out. Its on Wireless Road, almost opposite the Nai Lert Park Hotel, in between Pleonchit BTS and the new Airport Rail link.... it also sits right on the klong if you fancy missing the traffic and catching a boat anywhere. It was renovated one year ago and has 2 bedrooms, 2 bathrooms and a large kitchen lounge, with 2 Balconies with a really good view of the city from the 19th floor. 90sqm in total. Both Bedrooms have Solid Oak Floors, one bathroom has a deep wooden bathtub, and the other one has a rain shower. The kitchen is big, solid stainless steel and an Italian marble island, SMEG cooker, built in hob and microwave, with a large 2 door Samsung fridge freezer. Its all less than one year old. Leather sofa, 32'' TV with FREE gold UBC package, phone line is already connected, and the electricity is direct from the government with no added charge, water is super cheap too. Nice pool and Gym. Can come either furnished or unfurnished. 27,000 per month.

Is it just me or does this Government Housing Bank deal offering zero interest for the first two years on home purchases under 3 million baht sound like a housing bubble in its last stages? http://www.bangkokpost.com/news/local/236184/first-home-buyers-flock-to-interest-free-loan-offer Nearly 6,000 people applied on the first day and I heard some people were lining up as early as 4am. Call me cynical but it sounds to me like some government ministers want to juice the people for the upcoming elections. Also, it probably doesn't hurt that many government officials are invested in many of the building projects going on around the city. Nice way to clear out the inventory and stick it with GHB and the suckers who take the interest free loans and then can't make the payments when the interest kicks in in 2 years. The home owners will be upside down in their properties and won't be able to avoid selling at a loss or getting foreclosed on and having the banks sell the properties back to the rich at pennies on the dollar.

I am looking for apartment condo in the price of 7000 - 10 000 a month. Do not need to be all fancy but just secure and can have my own internet with True. I work mostly in the Silom Sathorn area but if you have something in Suk it is ok but not that far away. Do not give me street or area name just give me the name and address of the place. I just need it for sleep over in Bangkok when i need to work there. Thanks

once upon a time someone could rent a service extra luxurious condo for as little as 12 000 baht , no it wasnt in my grandpa s time , it was just on the year 2000 during that time living in Bangkok was like a paradise very few farangs were here , and the Japanese Prices Plague didn't affect the life yet since then the living cost in Bangkok is climbing up soo fast , that prices like 50 000 baht became so common , the continues coming of the Japanese and the foreigners has destroyed the cheapness of life , sooner or later Thailand will become Spain number 2. some of you could argue that they are still some rooms for 5 000 baht or even less ,yes but who would consider it a life to live in some dirty and polluted area or in a chicken box , without the modern comfort. at the end aren't we here to pamper our self ??? , otherwise why someone would leave his home town to go 8 000 miles away to stay in a worse condition yet Bangkok it s not as the European cities , it s not so convenient to stay in some locations due ti (stray dogs , dirty soies , market muds) , I m really surprised to see some farangs who can stand living in those conditions , especially those who come from extra clean and organised countries (Switzerland , Denmark etc etc) I guess the rising cost of bangkok will soon kill the mass farang populations who s living here on a middle income , particularly those teachers who will be soon crucified by the high prices climbs

From the forums CoolThaiHouse website http://www.coolthaihouse.com/ ** My wife owns a plot of land which we plan to develop as our home, my wife has agreed that the best way to deal with title and security for me is for me to take out a lease on the land. Has anyone actually done this and if so what was the procedure. We'll probably use a BKK law firm to advise and do the checking. ** All of my land is leased to me for 30 years and I pay monthly rent to my wife. Its an easy process that your lawyer will handle. The lease is written into the title dead. ** Many lawyers / consultants will try to push you to take the "company" road. Do not listen to them, this is not only the most expensive way to "own" land, but also just temporarily tolerated. After a few years, the problems start. If the accounting is not very well done, then problems with the authorities can come quickly. Consultants recommending foreigners to create an otherwise inactive company which they control and which owns the land do so either out of lack of better knowledge or because they have a hidden agenda, which usually is enjoying the higher fees to implement this company and then to manage it, including the monthly accounting fees, annual auditing fees, etc. (TRUE) Leasing is a better and much less expensive way, but it alone has limits. On one side the maximum time of 30 years, but that's not all. A solution is to combine it with a credit, as Kondee did point out, registered at the land office. I can recommend the lawyer / accounting / consulting company VIMAMI, which has offices in Bangkok, Pukhet, Chiang Mai and Pattaya - address see at their lousy website http://www.vimami.com . They have been one of the early ones to point out the problems with (inactive) company ownership of land, and have a fairly inexpensive, but complete, contract system worked out for such a lease / credit combination. (The Swiss owner of Vimami did study Thai law in Thailand, in Thai language!) ** Don't lease the land or set up a company or any other such dodgy scheme. Get a "superficies". This allows you to have control of the land and and all buildings on it, and lasts for the rest of your natural life (not just 30 years). The land still belongs to your wife, but you have absolute control. I don't want to spell doom, but this also means if you separate you can decide who lives there, her or you. On your death the superficies expires and the land ( which, of course, belongs to her) reverts to her control. On a brighter note, a back to back will giving her the house and its contents, and in her case leaving the land to whoever she chooses is a wise addition. The superfices would still be in force in your case. If she leaves it to you you have a short period in which to sell it (1 or 2 years, I cannot remember, because you are farang, or ownership reverts to the state (as I recall), so thats not a wise move; ensure she leaves it to a Thai National) It's 100% legal, involves a competent lawyers fee and a very small fee at the local land registry. It is recorded on the land registry papers, and in case anybody doubts the legality of this, the land office officials are instructed to inform the lady concerned of the implications of what she is signing...and they do. It was originally intended for things like rubber plantations etc, but is fine for houses too. I recently registered such an agreement at the land office in Udonthani, it takes about 2 hours there after passing through 3 sections of rubber stamping and counter signing... Rolling Eyes I have an example of the agreement I can upload (deleting the personal sections of course) in English. You need a Thai legalise version for the land office of course (my English version is competently translated, but I would not want to risk a translation back to Thai), hence the lawyer. It will need 2 witnesses, not family members. :idea:

OK, I'm not sure if this was asked before or not, if it has, if someone could refer me to that post, I would appreciate it. Now, I'm looking into buying a house in Bangkok. I know all the reasons to buy a condo, but that's not what I want. And also I have a St. Bernard that I'm sure will create problems with the condo association. So, that said, does anyone have information about how I can finance my purchase. I have a company that's owned 51% by Thai nationals and I'm the only signer, so owning the title inthe company name is possible. My question is about financing as I don't want to go in all cash. So, if anyone has any information that would help me, please let me know. Rosty
