Time to buy a condo in bangkok?
Yup, sure is a great time to buy a condo in Bangkok! Thousands of empty condos sit gathering dust, a economic crisis is spiraling the globe, credit freezing up, banks unwilling to lend, millions of people getting laid off in the west, the east, the north and the south. And so many sellers here thinking they can still get 100,000+/sqm for their poorly constructed condos. Don't listen to real estate agents that will try to get you to buy a condo; don't bother reading the personal blogs of real estate agents that will lie to get you to buy; don't worry if read articles telling you how new developments are "sold out" -- I know of buildings that were "sold out" 3 or 4 years ago that still have empty units for sale!
With all the units sitting empty and owners desperately trying to get renters, keep in mind that thousands more units will be completing in the next 6 months or so:
Empire Place (443 units)
Emporio (330 units)
Aguston (269 units)
The Address Chidlom (hundreds more)
Millenium Towers (450 units)
The Met (hundreds more)
Clover (haha, if they ever get permission to transfer without having to remove the 8th floor)
and more !!!
Thousands and thousands of additional owners looking for renters. Many buyers won't be able to get the funding necessary to transfer the unit, so they will all go back to the developer. Have you looked at the rental listings?
Remember, only 3-4 years ago, condos were selling for 50,000 - 65,000/sqm. Why would you buy the same thing for 100,000+ today? Double the price? 25% appreciation per year? Does that sound like a bubble to you?
