Can anyone give me advice on buying apartments in Bangkok hopefully in the Sukhumvit area?? Will property in this area be a good investment or should I look elsewhere. What are the best areas to buy?? Any info on buying in Bangkok will be appreciated as I am a complete novice. I was originally thinking of getting a place near an existing or future BTS station close to On Nut. Is this a good idea? Will property values rise in these areas once the new BTS line is complete? anenglishman Posted May 5, 2007 Report Share Posted May 5, 2007 I bought my place at Asok a year ago. Prices are high and I don't expect a quick return. However, I object to paying rent so it makes sense for me and I intend to keep this place for years, so capital return is not an issue. On Nut is certainly cheaper than most areas. I would also recommend Ekkamai which looks to be the next Thonglor in terms of asset appreciation. In Asok I paid about 75,000 baht/sq meter. Silolm runs as high as 100,000. Sq meter costs are -- my view -- the best way to value a property. You need a good agent. I can recommend www.acuterealty.com. They actually respond to ur calls and they have a lot of properties to view. Most important they listen to their customers. Ask for Khun Amy. Be careful about CAM fees. I went into my place with a CAM of 35 baht/sq meter and within 2 months it was 50 baht. Interesting point, though I don't know if it is still true, the sq meter cost of a new property does not appear to be higher than the cost for an older property, yet the quality of the newer buildings is much better. Get as much info as you can before you buy, but don't be afraid to buy if you love the place. Forget about financing. Cash is the way to go. A lot of new condos are building at this time. some of them are ready to move in. My family has a 5-storey townhouse on 30 sq.m. land in that area which i'd like to renovate it to be a 3-8 room apartment w/ one large entertaining room and one large kitchen/ dining room, plus a bekery house on the first floor. or it could be a restuarant and bekery w/ some karaoke rooms instead of an apartment since there are condos around the place. They just sold apartmentwith a picture in the air at once. It is very popular in the area where new BTS routes were expected to be constructed. People were speculationing on apartments much too much. But hey now Japan do not lend us money for building it. With that budget I do not know for certain if you can afford the sukhumvit area, except for sukhumvit 101. I think you should live on the other side of BTS, for examples Saphan Kwai, Ari, Because the nana route is much longer from central areas than the Saphan Kwai (me think). And do not forget to wait... wait... until the Baht depreciates, or the tom yam koong economic crisis which is expeccted to be forthcoming. Because those who bought the apartment usually borrowed money from the bank. When they can't pay back the loan, they will be happy just to sell at a reasonable price. Just don't expect to resell for a profit soon or to use it as income property as ur rent won't even approach five percent per annum return on investment. If you have lots of disposable income and you absolutely love living there, then the cost doesn't matter. If you have budgetary concerns, you can shop around a while and find something comparable for much less. Some people tend to get into things they can't afford and then get in a hurry to sell. Those are the condos that I tend to buy and I always keep my eyes open for more to appear on the market. If you wanna know about procedures, contact me. If you have an agent, they will take care of all procedures beyond transferring money into Thailand and getting the necessary document from your bank for the transaction at the land office on the big day. alvish Posted May 20, 2007 Author Report Share Posted May 20, 2007 An Englishman - I didn't go through acuterealty in the end I just saw the banner at the top of their site advertising Wind. I delt directly with Major Develoments sales office. I decided to go ahead with it and got my girlfriend to call in at one of Major Developments Wind exhibitions. She managed to get their asking price down to 83,000 baht / sqm which is quite a bit better than the 103 they asked in the beginning. I decided to upgrade because of this and went for a room on a higher floor at 92,000bt/sqm with a better view and got them to throw in some plasma screens. As condotown said I absolutely love living there and paying this off will not be a problem. I put down a deposit of 30,000 at the exhibiton and my next payment of 170,000 is due in a months time.
