Hazards of being a landlord!

Some guy who took over the lease of a former tenant that moved out so I don't have his contact details. Maybe I need a secretary. He gave his month notice, but did not give me the keys or contact me. He just left. I waited and waited and finally I went to knock on the door. The room was left unlocked. I entered it and this is what I saw. I guess this is my next project. Gotta plan now. Gonna change locks, buy new air con, paint, put in new floor, have the office fix the weird leaks and mold from above, give it a thorough cleaning and then find a new wonderful ABAC student to rent it. I'll do it all as soon as I can get my dead butt off of this chair. Between exercise and studying Thai and voting on TF, there just aren't enough hours in the day.

I guess that the 2 months deposit is for, not sure though if its enough for this repair list ;) maybe you can make some bucks with those relics or if the guy invents some sort of wheel in the future you can sell his transcripts on e-bay...

Ya, I know what you mean.....

I had a situation where one of my tenants urinated on the carpet...and that smell could only be removed when the whole carpet came out!!!!

Damn expensive lesson!!!

From the pictures , it looks like you rented it out to guys!!!

Try finding female tenants next time, from my experience, they are a lot better at keeping the place tidy.

I feel for you, but consider yourself lucky. I was watching one of those home improvement shows and there was every type of animal living there except human. Rats in the walls the size of dogs, maggots, mice, etc. Toilet was backed up and broken 5 places under the house and in the yard. The carpet was hard as a rock from urine and who knows what. And the stench.

Could always send pictures of the apartment, attached to his transcripts, to ABAC.

Reminds me of the one of my landlord experiences. My family rented our house out to a woman who subsequently became past due on her rent.

Over time:

Garbage covering the entire floor of a two car garage, 1 foot deep. Including raw hamburger, dog crap, tools, drug needles, engine parts, a motorcycle and a van.

Her dog was tied to a tree - denuded the tree of bark fore about 6 feet of trunk.

Various damage to the interior of the house

And of course, the eviction notice had been used to wipe someone's ass and left in the toilet. That, for giving the woman 3 months grace on past-due rent. (not my decision)

Vermin.

Friend of mine ended up with bullet holes in the walls of his rental. Had to have the place tested to make sure it hadn't been used as a meth lab. If it had been, it would have been a total loss - demolish the house due to chemical contamination, maybe excavate the soil.

Think yourself lucky! My tenant did a `do it yourself ` job on the central-heating - ripped out the radiators, and ripped up the floorboards - decided it was then too messy to live in, and just left. He left the door wide open (it was open for 2 weeks cos I didn`t know he had done a moonlight) and I `luckily` found the door-key in the gutter on the street outside.

Oh **** !!! , what pigs .

The main reason why I hated being a landlord . Never again for me .

Van ( Cosmo ) has the best strategy I think . Also taking the extra time in waiting for a quality tenant pays of in the long term . Even if it means accepting a little less .
